Paver Maintenance: A Seasonal Guide
Truth is, paver maintenance? It barely exists. Unlike sealed concrete that needs redoing two or three times a decade, a wood deck wants staining, sealing — plus swapping out rotting pieces yearly. Asphalt roads demand occasional patches and fresh coats of sealant too. Pavers, though, just sit there — demand almost gone. Still, spending that small chunk of time — just sixty minutes or so once a year — can keep a paver patio driveway standing strong, decade after decade.
Still, "minimal" isn’t “zero.” Some actions belong on the list, others off it entirely. Then again, specific issues require expert help. This overview covers every facet of paver upkeep in Northeast Ohio.
Annual Maintenance (Spring — Do This Every Year)
1. Clean the Surface
After winter, pavers accumulate dirt, leaf tannin stains, salt residue, and organic debris. A good spring cleaning handles all of it.
Basic cleaning (most situations):
- Sweep or blow off loose debris
- Spray the entire surface with a garden hose and stiff broom
- For stubborn dirt, use a mild detergent (dish soap in a bucket) and scrub with a push broom
- Rinse thoroughly
Pressure washing (annual or as needed):
- Use a fan tip nozzle (25° or 40°), never a pencil tip
- Keep the nozzle 8–12 inches from the surface
- Work at a consistent distance and angle — getting too close blasts polymeric sand out of the joints
- Wash in the direction of the joints, not across them
- Moderate pressure: 1,500–2,000 PSI is sufficient. Higher pressure risks damaging the paver surface and definitely removes joint sand
The biggest mistake: Pressure washing too aggressively. We see this every spring — homeowners rent a pressure washer, turn it to maximum, and blast the polymeric sand out of every joint on their patio. Then they have weed growth and ant problems all summer because the joint stabilization is gone. Moderate pressure, fan tip, 8+ inches distance.
2. Inspect Joint Sand
After cleaning, check the joints. Polymeric sand should be level with or slightly below the paver surface. If joints have visible gaps, sand has eroded, or you can poke a screwdriver into the joint easily, the sand needs topping off or replacement.
Minor gaps (a few joints): Sweep new polymeric sand into the affected joints, compact gently with a rubber mallet, and activate with a light mist of water per the sand manufacturer's instructions. Products from Alliance Gator or Techniseal are widely available.
Widespread erosion: If most joints are depleted, a full re-sanding is needed. Pressure wash the surface to remove remaining old sand, let it dry completely (48+ hours), sweep in new polymeric sand, compact, and activate. Or call us — re-sanding is one of our most common maintenance services.
3. Check Edge Restraint
Walk the perimeter of the paver surface and check the edge restraint (aluminum or plastic edging staked at the border). If any section has shifted, lifted, or lost stakes, the pavers at that edge will begin to migrate outward. Resecure with 10-inch spikes.
Edge restraint issues caught early are a 15-minute fix. Left unchecked, the pavers at the border shift, joint sand falls out, and the problem spreads inward.
Seasonal Specifics for Ohio
Spring (March–April)
- Full annual cleaning (see above)
- Inspect for frost heave damage — look for pavers that are sitting higher or lower than their neighbors. Minor heaving often self-corrects as the ground thaws. Persistent heaving means a base issue that may need professional attention.
- Clear debris from catch basins and channel drains if your patio has them.
Summer (May–August)
- Spot-treat stains as they happen (see stain guide below)
- Weed any joints that show growth (pull by hand or use a crack weeder — not herbicide spray, which can discolor pavers)
- If you notice ant hills forming at paver joints, the polymeric sand has failed in those joints. Sweep out the compromised sand and replace with fresh polymeric.
Fall (September–November)
- Remove leaves regularly. Wet leaves left on pavers create tannin stains (dark brown or black marks). Oak leaves are the worst — the tannin content is high. Blow or sweep leaves weekly during peak drop.
- Final cleanup before winter: sweep the surface, clear drainage points, and confirm all joints are filled.
Winter (December–February)
- Snow removal: Shovel or snowblow normally. Pavers handle metal shovels, plows, and blowers without damage. Set plow blades high enough to clear the surface without catching paver edges.
- De-icers: This matters. Calcium chloride (CaCl₂) and magnesium chloride are safe for pavers. Rock salt (sodium chloride) is also safe for the pavers themselves but damages adjacent plants and can accelerate polymeric sand degradation. Never use ammonium-based deicers — they attack concrete products. The ICPI recommends calcium chloride as the safest option for concrete paver surfaces.
- Sand for traction is always safe.

General rule: Treat stains promptly. Fresh stains lift easily. Stains that have baked in the sun for a month are harder. For any stain treatment, test the cleaning agent on an inconspicuous paver first to confirm it doesn't discolor the surface.

Settling or Heaving
If a section of pavers has sunk, risen, or become noticeably uneven, the base beneath those pavers needs attention. We lift the affected pavers, diagnose the base issue (inadequate compaction, drainage failure, root intrusion), correct the base, and relay the pavers. This is a professional repair — improper re-leveling creates a problem that recurs.
Widespread Joint Sand Failure
If polymeric sand has failed across the entire patio (washed out, crumbled, or never hardened properly), a complete re-sanding requires pressure washing the surface, drying, and reapplication. We do this regularly — it's the most common paver maintenance service we provide.
Drainage Problems

Individual Paver Replacement
Cracked, chipped, or permanently stained pavers are pulled and replaced. If you have spare pavers from the original installation (and you should — always keep 5% extra), the replacement is seamless. If not, we source matching pavers from the manufacturer. Color matching aged pavers can be challenging — the new unit may look slightly different until it weathers to match.
Polymeric Sand: What You Need to Know
Polymeric sand is the joint fill between your pavers. It's regular sand mixed with polymer binders that harden when activated with water, creating a firm joint that resists weeds, insects, and washout.
Lifespan: 5–8 years under normal conditions. High-traffic areas and south-facing patios (more UV exposure) may need it sooner.
Signs it needs replacement: Joints are soft or crumbling, sand is visibly missing, weeds are growing through joints, ants are building hills at joints.
Application tips:
- Surface must be completely dry (48 hours with no rain)
- Sweep sand into joints at full depth — partial filling fails faster
- Compact with a plate compactor before activation
- Activate with a gentle mist (not a stream) and avoid pooling water on the surface
- Don't walk on the surface for 24 hours after activation
What NOT to Do
- Don't use muriatic acid or pool chemicals to clean pavers. They etch the surface and alter the color permanently.
- Don't seal pavers unless you want to commit to resealing. Paver sealers are optional (pavers don't need them), but once applied, they need reapplication every 2–4 years. Unseal your pavers is very difficult. We offer sealing as a service but always explain the commitment first.
- Don't use a power washer turbo nozzle (zero-degree tip). It will gouge the paver surface and destroy joint sand.
- Don't fill joints with regular play sand. It washes out immediately, doesn't resist weeds or insects, and actually makes maintenance worse. Always use polymeric sand.
- Don't ignore edge restraint failure. A single displaced section of edging eventually affects the entire patio. Fix it immediately.
Frequently Asked Questions
How often do pavers need maintenance?
Annual cleaning in spring and leaf management in fall. Polymeric sand refresh every 5–8 years. That's the baseline. Most homeowners spend 2–4 hours per year on paver maintenance — less than mowing the same area of lawn.
Do pavers need to be sealed?
No. Pavers from manufacturers like Unilock, Belgard, and Techo-Bloc are designed to perform without sealer. Sealing enhances color and provides some stain resistance, but it requires reapplication every 2–4 years. Most of our clients choose not to seal.
Will weeds grow between my pavers?
With intact polymeric sand, weed growth is minimal. Occasional weeds may sprout from seeds landing in the joint surface — pull them by hand. If weeds are persistent, the polymeric sand in that area has likely failed and needs replacement. See our paver selection guide for more on joint management.
Can I pressure wash pavers?
Yes — with the right technique. Fan tip nozzle, 1,500–2,000 PSI, 8–12 inches from the surface. Avoid turbo tips and excessive pressure. Expect to touch up polymeric sand in any areas where washing disturbs the joints.
How long do pavers last?
25–50+ years with basic maintenance. The pavers themselves are essentially permanent — manufactured at 8,000+ PSI, they don't degrade in our climate. The base, edge restraint, and joint sand are what need occasional attention. A well-maintained paver patio outlasts every other patio material except natural stone.
